Getting Started

Rain washes off loose dust. It doesn't remove pollen, bird droppings, industrial fallout, or the biofilm that builds up at the bottom edge of every panel. On most commercial systems we inspect, soiling alone costs 4–15% of annual production. The cleaning typically pays for itself within months at most utility rates.
Modern AI-powered monitoring platforms — including the SolarEdge ONE and AlsoEnergy/Stem PowerTrack systems we work in daily — are sharper than ever at flagging anomalies. But they still tell you what your system did, not what it is. A dashboard can show "normal" while a combiner box arcs intermittently, a cell cracks, or a sensor drifts out of calibration. The category of failures that costs commercial owners the most money is the category monitoring can't see — even with AI. That's what physical inspection finds.
Monitoring is a piece of O&M, not the whole thing. It tells you when something is already wrong; it doesn't prevent the problem. A real O&M program includes physical inspections, thermal imaging, performance analysis, and on-site maintenance — none of which monitoring software does on its own.
Production data trending lower year over year is the biggest one, but it's rarely obvious. Others: a monitoring dashboard that hasn't been actively reviewed in months, no recent thermal inspection, a visible layer of soiling on any panels, aging inverters approaching 10+ years, or racking with visible corrosion at attachment points. If your system was installed before 2020 and has never had a physical inspection, it needs one.
Monitoring is software. O&M is people. Monitoring tells you when something has already gone wrong. O&M is what prevents the problem, catches issues monitoring can't see, and fixes what breaks. Every real O&M program uses monitoring, but monitoring alone is not O&M.

Costs and Warranties

Warranties cover specific equipment failures — usually inverters and panels. They don't cover soiling, racking shifts, water intrusion, performance degradation, or labor to diagnose and document issues. They also don't cover the cost of lost production while you wait for a warranty claim to resolve. O&M is what protects production; warranty is what protects equipment.
We hear this often. Here's the math worth running: the cost of an O&M program is almost always less than the lost production it prevents — especially on aging systems. A 6–10% production gap on a 1 MW system at typical commercial rates can fund the entire O&M program with room to spare. It depends on system size, age, location, and the tier you choose. Instead of publishing rates that won't apply to your specific situation, we cover pricing on the 15-minute review call. The relevant math to consider: on aging systems, the cost of a proper O&M program is almost always less than the production you're losing without one. A 6 to 10 percent production gap on a 1 MW system at typical commercial rates funds an O&M program with room to spare.
In most cases, no. Manufacturer warranties on panels and inverters cover equipment defects. They do not cover soiling, racking shifts, water intrusion, wiring degradation, or the labor cost to diagnose problems and file claims. Performance issues are usually classified as maintenance issues, and maintenance is not warranty work.

How It Works

Yes — and we do this often. We've taken on systems that were installed by EPCs that have since gone out of business, systems that had no prior O&M, and systems being switched from another provider. Our initial inspection process is built specifically to identify everything that hasn't been caught yet, regardless of who built the system.

Technical

Our commercial O&M practice covers systems from 500 kW to 25 MW — rooftop, ground-mount, carport, and hybrid configurations. We maintain systems on schools, municipalities, manufacturing facilities, warehouses, agricultural sites, and commercial buildings.
Performance Ratio (PR) measures whether your system is producing what it should — based on its size, age, location, and weather. A PR Guarantee means we contractually commit to maintaining your system above a defined PR threshold. If we miss the threshold, we're accountable. Most O&M providers won't put a PR number in writing. We will, on our Optimal tier.
On most commercial rooftop and canopy systems in the mid-Atlantic, one professional cleaning per year is the minimum, with two cleanings per year appropriate for systems near industrial sites, dusty roads, or heavy pollen. Ground-mount systems in agricultural areas often need three or more cleanings per year. The right frequency depends on your site conditions, not a generic schedule.
The panels themselves are warrantied for 25 to 30 years and often produce for 35+ years. The inverters typically last 10 to 15 years and are the most common replacement. Balance of system components (wiring, connectors, and racking) can last the life of the panels with proper maintenance or fail early without it. The system's practical lifespan is defined less by the panels and more by whether it gets maintained.
